LVP vs. Hardwood vs. Laminate: What's Right for Your Seattle-Area Remodel

Start With the Room, Not the Material

Before you fall in love with a sample at the showroom, think about what that room actually goes through day to day. A mudroom off the garage where wet dogs and rain jackets land every day has very different needs than a formal dining room. We walk every client through this room by room during the estimate, because the right floor really does change from space to space.

Luxury Vinyl Plank

Luxury vinyl plank is where most of our Puget Sound clients land these days, and for good reason. It's fully waterproof, it shrugs off scratches from dog nails and dropped pans, and it's the easiest of the three to keep clean. It also tends to be the most budget-friendly option per square foot installed, which matters if you're covering a whole main floor.

Hardwood

There's a reason hardwood flooring never really goes out of style, it adds warmth and real resale value, and buyers notice it. The tradeoff is that solid hardwood is more sensitive to moisture and humidity swings, so it's best kept out of bathrooms, mudrooms, and below-grade spaces. If it's already down and just looking tired, refinishing can often bring it back without a full replacement.

Laminate

Laminate flooring sits in between on price and looks, giving you a wood-look surface that's tougher against scratches than real wood, at a lower cost than hardwood. It's not waterproof the way LVP is, so we still steer it away from wet rooms, but for bedrooms, hallways, and living rooms on a budget, it's a good, honest option.

Weighing Cost Against How Long You'll Own the Home

If you're planning to sell in the next few years, hardwood in main living areas tends to pay you back the most at resale. If this is a forever home and you've got a young family or pets, LVP's durability usually wins out. And if the budget just isn't there this year for the floor you really want, we offer 0% financing on 12 and 24 month plans so you're not stuck settling for less.

  • Wet, high-traffic room with kids or pets: LVP
  • Formal living space where resale value matters: Hardwood
  • Budget-conscious bedroom or hallway refresh: Laminate
  • Already have hardwood that just looks tired: ask about refinishing before replacing
